Information we collect

Information you give us

When you send an enquiry (for example a private consultation, a private selection, an off-market request, a valuation or a property enquiry), we collect the details you enter. Depending on the form these are:

  • your name, telephone or WhatsApp number and email address;
  • your budget range, purpose, preferred property type, area and timing;
  • any message you write to us, and the property you asked about;
  • your choices on the consent boxes, with the date, time and version of the wording you agreed to.

Please do not include sensitive information, such as health or financial account details, in a message or chat.

Information collected automatically

  • the page you sent the enquiry from, the page you first arrived on, the website that referred you and any campaign parameters in the link (for example utm_source), together with your language and display currency;
  • a one-way, salted hash of your IP address and of your browser’s user-agent, used to prevent spam and abuse. We do not store your IP address itself with your enquiry;
  • technical data processed by our hosting and network security providers when your browser requests a page, such as IP address, browser type and time of request;
  • cookies and similar technologies, described in our Cookie Policy.

Website concierge

Where the website concierge chat is available, we process the messages you type and the page you are viewing so the assistant can reply. The conversation is kept for up to two hours to give the assistant context. If you then share your contact details through the chat, your messages are added to your enquiry so an advisor can follow up.

Automated tools and artificial intelligence

To help our advisors respond well, we may use automated tools, including an artificial intelligence service provided by Anthropic, to summarise and prioritise enquiries and to prepare draft replies. When an enquiry is analysed this way, your email address and telephone numbers are not included, and your name is used only as a first name in a draft reply. The website concierge, where available, is also powered by this service, and your chat messages are sent to it so that it can reply.

  • An advisor reviews every enquiry personally. Automated tools provide guidance only and do not make decisions that have legal or similarly significant effects on you.
  • Draft messages prepared with these tools are never sent automatically. A member of our team reviews and approves anything we send, and only through channels you have agreed to.
  • Our AI provider processes this information on our behalf and does not use it to train its models.

Who we share information with

We do not sell your personal data. We share it only as needed for the purposes above, with:

  • our advisors and staff who handle your enquiry;
  • service providers who act on our instructions: our cloud hosting provider, Cloudflare (network security and content delivery), our email service provider, Anthropic (AI tools, as described above) and our customer relationship management provider, HubSpot;
  • analytics and advertising providers (Google, Meta, LinkedIn and HubSpot), only if you accept optional cookies — see our Cookie Policy;
  • developers, sellers, landlords, banks, lawyers or other parties involved in a transaction, only when you ask us to act for you and only to the extent needed;
  • public authorities, regulators or courts when the law requires it, or to establish or defend legal claims.

International transfers

Some of our service providers process data outside the United Arab Emirates, including in the European Union and the United States. Where we transfer personal data abroad we rely on the safeguards permitted by applicable law, such as contractual commitments that protect your data to an appropriate standard.

How long we keep information

  • Enquiries are anonymised automatically 24 months after we receive them, unless you become a client or we must keep them longer for legal reasons. Anonymised records keep only non-identifying details, such as the type of enquiry.
  • Technical event records containing enquiry details are deleted after 90 days.
  • Concierge conversations are kept for up to two hours, unless you add them to an enquiry.
  • If you become a client, we keep the records the law requires, including identity verification records, for at least the period the law prescribes.
  • Cookie durations are listed in our Cookie Policy.

Your rights

Subject to applicable law, including UAE Federal Decree-Law No. 45 of 2021 on the Protection of Personal Data and, where it applies to you, the EU or UK General Data Protection Regulation, you may ask us to:

  • give you a copy of the personal data we hold about you;
  • correct information that is inaccurate or incomplete;
  • delete your information, or restrict how we use it;
  • stop using your information for direct marketing, or for purposes based on our legitimate interests;
  • provide your information in a structured, commonly used format;
  • withdraw a consent you have given, without affecting what we did before you withdrew it.

To make a request, contact us using the details above. We may need to confirm your identity first, and we will respond within one month. You can unsubscribe from market notes at any time by replying to one of them or by contacting us. If you are not satisfied with our response, you may complain to the UAE Data Office or to the data protection authority where you live.

Security

The website is served only over encrypted connections. Enquiries are stored in a private system that only authorised staff can access, and we limit the information our service providers receive to what they need. No system is completely secure, so please contact us promptly if you believe your information has been put at risk.

Children

Our website and services are intended for adults. We do not knowingly collect personal data from anyone under 18.

Changes to this policy

We may update this policy when our services or the law change. The date at the top shows when it was last revised. Significant changes will be highlighted on this page.
