Headlines describe the market as a whole. Private buyers need something more precise: an understanding of the small number of addresses and residences that behave differently.

Most commentary on Dubai real estate describes the market as a single body. For a buyer considering a residence above AED 10 million, that view is of limited use. The prime segment is small, and within it, a handful of addresses and building types behave very differently from the averages that make the news.

Scarcity is specific

Scarcity at the top of the market is rarely general. It is a particular frontage on Palm Jumeirah, a golf-facing plot in Emirates Hills, an island villa with its own beach. These are not reproducible, and that is what separates them from new supply elsewhere in the city.

Product quality is not uniform

Two residences in the same community can differ substantially in construction quality, maintenance and layout. A careful buyer reviews the building, the management and the plan with the same attention as the view.

Timing and discretion

A meaningful share of significant homes changes hands privately. Being known to the right advisors — and being ready to act with clarity — often matters more than watching listings.
