If the residence is needed as a home in the near term — for relocation, schooling or family — a ready property removes uncertainty. If the purchase is part of a longer-term plan, off-plan may offer a wider choice of new product.
Understand the risks honestly
Off-plan purchases carry delivery, specification and market risk. They depend on the developer's execution and on contract terms that deserve careful review. Future value remains uncertain.
Due diligence that matters
For ready homes, we look at build quality, maintenance history and service charges. For off-plan, we examine the developer's delivery record, the escrow arrangements, the payment schedule and the final specification.
In both cases, the right decision is the one that fits the client's life and portfolio — not the one that sounds most attractive in a brochure.
