Services, not signage
The value of a branded residence lies in the services that come with it: concierge, housekeeping, maintenance and, in some cases, in-residence dining. These should be defined clearly in the management agreement, together with their costs.
Standards over time
A brand's design standard is visible on handover. What matters more is how those standards are maintained in the years that follow — and who is responsible for them.
Questions worth asking
Who operates the building? How long is the brand agreement? What happens to the services if the agreement changes? How are service charges set and reviewed?
Answered well, these questions distinguish a residence that will remain exceptional from one that simply carries a famous name.
